Tax Sale

Property taxes defaulted after 3/5 yrs becomes subject to tax collectors power to sale to satisfy delinquent taxes. In some cases excess proceeds exist which the rightful claimant can seek to have those funds returned.

Trustee Foreclosure

A mortgage foreclosure sale initiated by the lender when the borrower defaults on the loan. If there are additional proceeds after all expenses paid the claimant may make a judicial or non judicial claim for those funds.

Condemnation

The seizure of private government for public use. The government must compensate the owner for public use.
